This 92-unit rehab project is an adaptive reuse of four contiguous walk-up buildings to create affordable housing with new ground floor commercial spaces. Developed in conjunction with a new 45-story high ride apartment tower at the corner of 42nd Street and 10th Avenue. The buildings turn- of- the century street facade, designed by Ernest Flagg in 1899, will be preserved and new construction will be incorporated behind the achieve modern, accessible apartments. Wormser + Associates assisted the tenant association, community, sponsor, and market rate developers in negotiating a viable strategy to move this complex project forward.
